A mortgage is really just a loan you use to purchase property, and typically pay back over a long period of time. The key is to find the one that’s right for you. First, a little bit of knowledge goes a long way.

Fixed
A fixed rate mortgage locks your interest rate in for the term of your mortgage. Payments are predictable, budgeting is easier.


Variable
A variable rate mortgage changes with prime rate. Your payment remains the same throughout the term. If prime rate reduces, more of your payment goes towards the prinicpal amount and less towards interest.

What is amortization?
Amortization refers to the length of time it takes to pay off a mortgage in full. An amortization schedule is the schedule of payments over your mortgage’s lifetime.


Open term
An open term mortgage allows you to pay off your mortgage any time, without penalty. It offers flexibility and is a good option when selling your home.


Closed term
A closed term mortgage is generally at a lower interest rate than an open term. This will help you save interest and give you peace of mind knowing payments will not change during the term.

Monthly
A monthly mortgage payment means you make a single monthly payment that is due on the same date each month.


Bi-weekly payments
A bi-weekly mortgage payment allows you to pay your mortgage every two weeks. This option allows you to make smaller individual payments that can coinside with your paycheque.


Accelerated payments
An accelerated mortgage payment is either weekly or bi-weekly. By paying a little extra each payment, this allows you to pay down your mortgage faster and save interest over the term of your mortgage.
